that's correct, there is no cooling period in WA, if you have signed the document, that means you have the legal obligation. However, most of the contract is subject to finance, if your finance failed, you don't have any obligation to purchase. So, you can simply go to your bank (the one you nominated on the contract) and ask a letter to show your loan application has been rejected, or if you are not sure how to do it, find a mortgage broker, they can organize it for you.
But next time don't rush into buying, now it is buyer's market, the seller /agent will chase you.
