请大家帮帮忙，关于property condition report

我的朋友在中介租的一个house，房子到期之后不租了，我就租下了。这个是1年前的事。

我没有什么经验，租房子的时候不知道有这个condition report。所以当时没有向中介索取。
直到前不久，当我知道有这个东西之后，我要求中介给我一份。

中介给我一个property condition report，竟然是我朋友租房的时候的，2年前的一些房屋照片和文字陈述。

我不知道这样是不是合理的。因为我的朋友并没有毁约，而是合同结束之后，我去租的。我租的合同和我朋友的合同是独立的，我用我的名字租的。

想请大家帮帮忙。介给我的这个report有效吗？毕竟是我朋友入住前的report，不是我入住时的。

因为觉得不太合理，所以没有签字。

你要逐条对照检查， 把不对的在旁边注明， 然后签字后寄回中介， 记得自己留一个复印件， 在你退房的时候， 中介应该按照修改的报告来验收房子。

This is reasonable - your friend had already checked up this property previously and as your friend transferred the lease to you and so this report is carried on - just have a look at everything that stated on this report - if you found more things that are not listed on the report then you should put them there as well before signing it.  Best way to do is to take some pictures (either print it out or burn it onto a disc) then send the whole package to your real estatle agent.  Also, if you found anything wrong later on after sending back the report you should always let your agent know - those must be in writing - this way they cant say you break this and that to deduct a huge amount of your bond.
