标题: 请教!PR买房贷款的问题
请教各位,
我准备买房,家里人帮我出首期,剩下的款我想向银行贷款,或者用租金供房。
因为我现在还没有工作,是PR。不知道是否可以成功的在银行贷款呢?需要些什么抵押呢?要付多少的首期呢?

The best you can do is loan up to 60%. so you need 40% deposit (首期) plus stamp duty, fees and charges, etc.

give you an example, a $400,000 property you can borrow up to $240,000, you need $160,000 deposit and somewhere about $20,000 for stamp duty, settlement fees, etc.

To make it safer you may better to get some work now, anything, say restaurant, cleaning, etc. borrow less than 60% some bank do not check your income but you need to let them know you have a job.

$      0 – $120,000          $1.90 Per $100 or part thereof
$120,001 – $150,000     $ 2,280 + $2.85 Per $100 or part thereof above $120,000
$150,001 – $360,000     $ 3,135 + $3.80 Per $100 or part thereof above $150,000
$360,001 – $725,000     $11,115 + $4.75 Per $100 or part thereof above $360,000
$725,001 and upwards  $28,453 + $5.15 Per $100 or part thereof above $725,000

If you are PR and using the first home owner's grant, no stamp duty payable for property up to $500,000.

In general also have the settlement agent(Lawyer) fee, council rate, water rate, etc. usually will cost about $3500-$4000 for a property about $400,000.

if you can't get FHOG, the total including stamp duty, all fees and charges will be about 5% of the house value. i.e. $400,000 you have to prepare $20,000 for stamp duty, fees, charges, etc.

basically the bank are very conservative - but if you borrow only 60% of your house, then they are saved and sometimes will be a lot easier to deal with. Reason? if you can't make the repayment, the bank will take your house for sale, use the money to cover the loan. if you borrow up to 90%, the risk is high because if your house sold at less, they will get into loss; alternatively if you are only borrowing 60%, risk is so low and this is the reason.

What you need to do? give me a call, I can do a pre-approval for you. William Cheng 0411 201 612. btw, I'm from HK, speak both cantonese and mandarin, but sadly didn't learn chinese typing and now need to make posts in English T_T
